About Rachel

Ms. Fancy is an attorney in the firm’s land use and municipal property tax practice group.  Ms. Fancy is licensed and practices in both Connecticut and Massachusetts.

Ms. Fancy has handled a wide array of land use matters such as mixed-use developments, warehouses, recreation facilities, car washes, and billboards.  She has prepared applications for special permits, site plans, variances, and zone changes.  Ms. Fancy has represented applicants in municipal hearings and administrative reviews, negotiated with municipalities to construct tiered zoning/building compliance plans that enabled clients to maintain business operations, appeared before state accessibility boards regarding exemption and variance requests in connection with The Americans with Disabilities Act, and engaged in zoning litigation and appeals.  Ms. Fancy draws on her experience in advising clients on pathways and strategies to make their developments come to fruition.

In addition to her land use expertise, Ms. Fancy’s background in commercial litigation provides support for the litigation components of the firm’s land use and municipal property tax practice.
